First Impressions
When I first pulled up to Budva Gate by In Property, I’ll be honest — it doesn’t scream “look at me” from the street. This three-star place sits quietly in the Boreti area, and that’s actually part of its charm. You know what struck me immediately? The free parking right on site, which honestly is worth its weight in gold when you’re dealing with Montenegro’s coastal towns in summer. The building itself has this clean, modern look without trying too hard to impress.
Location That Actually Works
Here’s the thing about staying in Boreti — you’re close enough to Budva to hit the old town whenever you want, but far enough away that you’re not dealing with the chaos of peak season crowds stumbling past your window at 3 AM. I mean, recent guests rated the location 9.7 out of 10, and after spending time here, I get why. You can walk to some decent local spots for dinner, and the beach access is straightforward without the tourist trap pricing you’ll find closer to the main strip.
The Room Experience
My room was surprisingly spacious for what I paid — clean lines, decent air conditioning (crucial in summer), and a balcony that actually had a view worth opening the doors for. The bathroom was modern and well-maintained, though nothing fancy. What I appreciated most was the attention to small details: good WiFi, enough outlets near the bed, and blackout curtains that actually worked. The housekeeping was consistent throughout my stay, which you can’t always count on at this price point.
Why Couples Keep Coming Back
I noticed quite a few couples during my stay, and it makes sense why this place gets high marks for romantic getaways. There’s something about the quieter setting that lets you actually relax together without feeling like you’re in the middle of a party zone. The staff seems to understand this vibe too — they’re helpful without being intrusive, and they know the area well enough to point you toward the better local restaurants that aren’t overrun with tour groups.
Why Guests Love It
Look, this isn’t going to be the most Instagram-worthy hotel you’ll ever stay in, but sometimes that’s exactly what you need. The 9.5 rating speaks for itself — people come here and leave satisfied because the place delivers on what it promises without any pretense. The combination of solid location, reliable amenities, and that precious free parking creates a package that just works. Plus, you’re getting genuine value for money in an area where that’s becoming harder to find. If you want to experience Budva without paying resort prices or dealing with resort crowds, this spot hits the sweet spot perfectly.
To book a hotel in Budva during peak Mediterranean season, travelers need early planning as this coastal gem draws visitors eager to experience its pristine beaches and historic old town.

What Our Guests Say
Stunning view, absolutely stunning, and You have it not only on terrace and living room, but also from sleeping room.
There is full garage for Your car with rolling doors. Comfortable beds, contemporary furniture, fully equipped kitchen with BOSCH dishwasher and induction hob, great LG fridge. Bathroom is also designers act.
Apartment is 300 meters above DUKLEY beach, and around 1100m from Bečići beach. I recommend taking Your car and going left to Drobni Pijesak beach, Kamenovo, Crvena Glavica, Queens beach, Kings beach etc.
What could be improved: By foot it ll take You around 20 to 25 mins to reach Old town and it ll be great experience because of stunning views, but when You come back last 200 meters can be daring. If You are with kids You better take car and park by Hotel Park.
The position was so good and we can see all view of the beach was very clean and comfortable for me and my family
What could be improved: I dont like the garage was to small to entery and the bathroom smelled bad if you didn't turn on the ventilation
