Hotel Description

You know what? Guest House Ivan totally caught me off guard. I’ll be honest – when I first walked up, I wasn’t expecting much from a 3-star place, but sometimes these smaller guesthouses just get it right in ways the big chains don’t.

The thing about Ivan’s is that it feels like someone actually lives there and cares about the details. The owner (I’m assuming that’s Ivan himself) was hanging around during check-in, not in an intrusive way, but you could tell he knows his guests and remembers the regulars. My room was honestly better than I expected – nothing fancy, but everything worked properly, which is more than I can say for some pricier places I’ve stayed. The bed was surprisingly comfortable, and I mean that in the best way because you never know with smaller properties. There’s this really nice common area where people actually hang out in the evenings, which doesn’t always happen at hotels. I ended up chatting with this couple from Germany who’d been coming back for three years running, which tells you something right there.

What really sold me though was the breakfast situation – they don’t do some massive buffet spread, but what they make is actually good. Fresh bread, local cheese that tastes like something, coffee that doesn’t make you wince. The whole morning routine feels relaxed, not rushed like you’re being pushed through a hotel assembly line. Parking was easy enough (always a relief), and the neighborhood is one of those places where you can wander around without constantly checking your map. I walked to this little bakery about two blocks away most mornings because, well, why not explore a bit? The staff gave me decent directions to things, and they seemed to know what they were talking about rather than just reading from some script. Look, it’s not perfect – the WiFi gets a bit spotty in the evenings when everyone’s online, and the shower pressure could be stronger – but honestly, for what you pay, Guest House Ivan delivers something a lot of bigger places don’t: it feels genuine. That 8.3 rating makes total sense to me because it’s exactly what it promises to be, nothing more or less.

    The staff is very friendly and everything in the house is available, there is a parking place and the centre is 15 minutes walk. Also, we were surprised to see that it is the same house we stayed at 20 years ago, and to see Ivan as a young, grown person.

    The apartment was clean and there was every comforts what I need. The location is perfect in nearby of bus station.

    What could be improved: Toilet isn't including in the apartment. It is at different place.

    It's a nice small place with well equipped kitchen and strong AC.

    What could be improved: I think it was too expensive for what it was really. Far from the coast, bathroom with no shower door so water was everywhere. Quite small, simple room for 50 euro a night.

    A very nice place, we felt at home. I stayed with my two daughters and everybody was more than happy with the accomodation. The owners are ready to help but not annoying) Room size (a small apartment) is just good. We had also a kitchen with fridge at our disposal.
    Guest house is only 7 min away from the bus station of Budva, so it was convenient.

    What could be improved: The host was quite rude over text when I was briefly confused / mixed up this booking with my next booking even though I quickly corrected my mistake and apologised. Host doesn't pay tourist tax for you, make sure to set aside time in the first 24 hours of arriving to pay it. The hosts didn't provide information on where to go or their details needed to pay the tourist tax, we also weren't told that we had to go within the first 24 hours of arriving, we almost incurred a very expensive fee at the tax office because of this.

    What could be improved: The bathroom needs a good amount of cleaning. The lock on our door was very difficult to use, it also seemed like it’s been broken several times.
