When I first pulled up to Holiday House Stari Volat, I honestly wasn’t expecting much from a three-star property tucked away in Jaz. But you know what? Sometimes the best surprises come in unassuming packages. This family-run guesthouse sits quietly on Zagora street, and while it might not have the flashy facade of those big resort chains down the coast, there’s something genuinely welcoming about the place that hits you right away.

Location That Actually Works

Here’s the thing about Jaz — it’s close enough to Budva that you can easily pop into the old town (maybe 10 minutes by car), but far enough away that you’re not dealing with the summer crowds and noise. The beach at Jaz is actually one of Montenegro’s better stretches of coastline, and I mean that — it’s got this nice mix of pebbles and sand that doesn’t stick to everything you own. What really sold me on the location was the free parking right on site. Trust me, if you’ve ever tried to find a parking spot in Budva during peak season, you’ll understand why this is basically gold.

The Room Experience

My room was clean and comfortable — nothing fancy, but everything worked properly, which is more than I can say for some pricier places I’ve stayed along this coast. The air conditioning actually cooled the space (again, not always a given), and the Wi-Fi was solid throughout my stay. The bathroom was recently updated, and honestly, the shower pressure was better than what I had at a four-star place in Kotor last year. Sometimes it’s the simple things that matter most when you’re traveling.

The Personal Touch

What sets this place apart is really the family that runs it. They’re not just going through the motions — they actually seem to care about whether you’re having a good time. The owner gave me some great recommendations for local restaurants that I never would have found on my own, including this little seafood place about five minutes away that serves the best grilled fish I had during my entire Montenegro trip. It’s that kind of local knowledge that you just can’t get from big hotel chains.

Looking at that 9.6 rating, I get it completely. This isn’t about fancy amenities or Instagram-worthy lobbies — it’s about getting genuine value and feeling like you’re staying somewhere that actually cares about your experience. Couples seem to particularly love the peaceful setting and the fact that you can have a romantic dinner on the coast without fighting tourist crowds. The combination of reasonable prices, great location near the beach, and that personal touch from the hosts makes Holiday House Stari Volat exactly the kind of place you end up recommending to friends back home.

  The house is amazing. Has it's own history and looks a bit like a castle. Has a beautiful garden with fruits, equipment for BBQ and swing set. It's up in the mountains so the air is very fresh and you live far enough from the road that you don't even hear the passing cars. The inside of the house is very clean and cozy, with every basic utilities supplied and more.
  About 400 meeters up the mountain is a beutiful church as well as an amazing view of the mountains amd sea. You can even see the Croatian coast.
  The owners were very welcoming. We got lost on the way and they immideatly came to our help. Ths happened very late in the evening and we came to the house to different delicacies and snacks set out for us to eat. The owner gives amazing suggestions for sightseeing and more.
  Overall we very enjoyed our holiday and wish to comeback in later years 🙂

  Dijana bizi evin kapısında karşıladı.Yolda trafik nedeni ile geç kalmıştık.Güleryüzlü bir karşılama sonrası,bahçe içinde taş evi bize tanıttı.Bahçede Barbekü,Terasta Jakuzi'yi gösterdi.Bize bahçeden domatesler biberler toplamış,bizim için hoş bir karşılama oldu.Ayrıca bizim için şarküteri ürünleri de masada yerini almıştı.Ev çok temizdi.Mutfakta ne ararsak bulduk.Buzdolabı yanımızda getirdiklerimizin tümünü alacak kadar büyüktü.Ev Sahibimiz çevredeki güzel restaurantları ve plajları ve beachleri tanıttı.Tüm tavsiyelerini deneyimledik ve çok memnun olarak evimize döndük.

  The hosts were very helpful and good people. They welcomed us very well. Although we were late due to traffic, they waited for us. The bread, cheese, olives and drinks they prepared for us at home were very good. Thank you so much for everything. They took care of the internet problem quickly before we even told them. The portability of the internet has helped us a lot. The house is very good and the location is very close to the beaches. It is in an ideal place for a quiet rest. The house was very clean. we felt like at home. There was a garden, swings, hot tub and lots of toys for kids. I have traveled almost all of Europe and have never seen such good hosts and a place where we are so comfortable. Thank you so much for everything. If I come to Montenegro again, I would definitely like to stay in the same place. I strongly recommend.

  The location is perfect if you like to avoid the summer crowds, with the nearest beach 8 min drive away (small beautiful beach). The host was great and welcomed us. The house was clean with all house supplies you need for a holiday, including dishwasher and washing machine, air conditioning, baby cot, high chair and toys for small kids. We especially enjoyed the outside seating area, the terrace with a gate (for toddler), the barbecue and jacuzzi overlooking the countryside.

  Stary domek w ustronnej i spokojnej okolicy (rzadkość w tym rejonie), polecany dla osób ceniących spokój i prywatność. Wszystko przygotowane tak aby było wygodnie, komfortowo i przyjemnie. (klimatyzacja, wifi, kuchnia z całym wyposażeniem, dwie lodówki i jacuzi). Mimo tych unowocześnień dom zachował swój stary klimat. Piękny ogród z drzewami dającymi cień i miejsce do relaksu.
  Gospodarze bardzo życzliwi, troskliwi i pomocni w każdej sytuacji. Świetny kontakt od samego początku rezerwacji.
