I’ll be honest – when I first pulled up to Hotel Twelve by Aycon, I wasn’t sure what to expect. The name’s a bit mysterious, you know? But walking into that lobby, I immediately got this sense that someone actually put thought into the design. It’s got this modern boutique feel without being pretentious about it, which is honestly refreshing after staying at so many cookie-cutter chain places.
What really struck me was how the staff seemed to actually know the neighborhood. When I asked about dinner recommendations, the front desk guy didn’t just hand me a generic tourist pamphlet – he started talking about this little spot around the corner where locals go, and mentioned which nights they have live music. That kind of insight makes all the difference when you’re trying to get a real feel for a place. The rooms themselves are well thought out too. I mean, you can tell they considered how people actually use hotel rooms – there are enough outlets where you need them, the lighting actually works for reading, and the bathroom has decent water pressure (seriously, why is that so rare?). The bed was comfortable enough that I didn’t wake up feeling like I’d been wrestling with the pillows all night.
The neighborhood itself has this nice energy – busy enough that there’s always something happening, but not so chaotic that you can’t get a decent night’s sleep. I stayed there during what seemed like a pretty busy period, and while you could hear some street life, it wasn’t the kind of noise that kept me awake. Check-in was surprisingly smooth too, none of that “your room isn’t ready yet” runaround that seems to happen everywhere else. Actually, they had my room ready early and didn’t make a big production out of it – just handed over the keys and asked if I needed anything. That 8.9 rating makes sense to me because it’s the kind of place that gets the fundamentals right without trying to be something it’s not. It’s not trying to be the fanciest hotel in the city, but it delivers on comfort and service in a way that feels genuine rather than rehearsed. I’d definitely stay there again, especially since the staff made it clear they remember return guests. That’s the kind of detail that turns a decent hotel into one you actually look forward to coming back to.

Very professional staff
Location away from busy Budva center
Really clean and friendly helpful staff.
What could be improved: The location was up a hill and too far from the old town for us.
Lovely, small hotel in Budva. We highly recommend it. We did not have time to use the roof top pool, but the breakfast was fantastic and we liked the attention to the detail.
What could be improved: Nothing negative to report.
- This is small family-run hotel. The room was very clean and modern with a balcony. I liked the design.
- The bed was very comfortable.
- The bathroom a bit small, but clean as well.
- The swimming pool is a bit disappointing compared to the photos on Booking.com. It's smaller than it seems.
- The wifi worked fine.
- Small but good buffet breakfast.
- The hosts are friendly and helped us when needed.
Overall, good value for money.
We recommend eating at this traditional restaurant 10-min walk from the hotel. Cheap, great food, far from expensive tourist traps: https://www.tripadvisor.co.uk/Restaurant_Review-g304074-d6977453-Reviews-Konoba_Bocun-Budva_Budva_Municipality.html?m=19905
What could be improved: The area is safe, but not great. It's 15-20 min walk from the old town and the streets are a bit run down and the neighbourhood seems poor.
The pool is perfect, located on the roof with a nice view. The breakfast was tasty and with a lot of options. The bed is comfortable and big. The host and staff were very friendly.
What could be improved: Nothing really
