First Impressions
When I first pulled up to Vila Sipovac, honestly, I wasn’t sure what to expect from this three-star property tucked away on Topliški Put. But you know what? Sometimes the best discoveries are the ones that don’t scream for attention. This family-run place has that authentic Montenegrin charm that’s getting harder to find in Budva these days — it feels like staying at your well-traveled aunt’s house, if she happened to have impeccable taste and a knack for hospitality. The attention to detail throughout the property reflects a genuine commitment to guest satisfaction.
Location & Getting Around
The location is actually pretty clever when you think about it. You’re far enough from Budva’s main tourist chaos to get some peace, but close enough that a quick drive gets you to the Old Town or those gorgeous beaches everyone raves about. I mean, having your own parking spot right on-site is honestly a game-changer in this part of Montenegro — trust me, you’ll appreciate not circling around looking for a spot after a long day of exploring. The couples who stay here seem to really get it; there’s something romantic about having your own little retreat while still being connected to everything.
The Accommodation
My room was simple but thoughtfully put together — clean lines, local touches, and everything you actually need without the unnecessary frills. The owners clearly understand that travelers want comfort over flashiness, and they’ve nailed that balance. What struck me most was how quiet it gets at night; you can actually hear yourself think, which is sort of rare when you’re staying anywhere near Budva during peak season. The bedding is comfortable and the furnishings are well-maintained.
The Experience
The staff here — well, they’re more like hosts really — genuinely seem to care about making sure you have what you need. They’re not hovering, but they’re available, and they know the area well enough to point you toward the good local spots that aren’t overrun with tour groups. I picked up some great recommendations for beaches and restaurants that I never would have found otherwise. There’s something refreshing about staying somewhere that feels authentic rather than manufactured for tourists.
Why Guests Love It
Look, Vila Sipovac isn’t trying to be something it’s not, and that’s exactly why it works so well. It’s the kind of place where you can unwind without feeling like you’re missing out on anything important. The combination of genuine hospitality, practical amenities, and that peaceful setting creates exactly what most people are actually looking for when they travel — a comfortable base that enhances your trip rather than complicating it. For couples especially, there’s something appealing about having your own quiet corner of Montenegro while still being close enough to dive into everything Budva has to offer when the mood strikes. This property delivers on its promise of authentic hospitality.

What Our Guests Say
It was a nice place somewhat
What could be improved: Don't saty with any serbian people
Serbians make too much loud noise and they get drunk all the time .. the roof of the room curvy and uncomfortable
Also for any arabian don't give your passport to the owner of the hostel for any reason ..
What could be improved: The accomodation was different from the description: not having private bathroom (it was shared by three rooms). Parking was difficult even on the street. We got a room in the mansard and the ceiling was really low, you hit the ceiling with your head all the time. There were some problems with the wifi connection.
Господарі реагують на всі питання, вирішуючи їх. Новий ремонт. Затишна тераса з видом на гори. Кондиціонер. Чиста білизна
What could be improved: Місце розташування на горі, хоча, як це й часто є в Будві. Прибирання: за 14 днів санвузол не прибирався. Відсутні мікрохвильова та електрочайник
Fiyatına göre gayet iyi. Ayrıca odalara ayakkabıyla girilmiyor oluşu da güzel bir detay.
Domacini korektni, soba lepa i cista, imalo je sve sto je meni bilo potrebno za lep i prijatan odmor, apartman je nedavno renoviran, prijatno za boravak i odmor.
What could be improved: Prilicno uzbrdo i udaljeno od plaze, na vrh Topliskog brda ka Top Hilu i aqua parku. Ja volim da pesacim i u dobroj sam kondiciji pa sam isao po 4x na plazu i vracao se prelezivsi svaki dan od 8-10 km. Da sam imao bajs stigao bi i do Jaza a mozda i Sv. Stefana.
The location and privacy, Savo is really nice
What could be improved: That i had to leave early
No air condition inside the room same the right in booking and the location in google map is wrong and the owner is old woman coming in my room in 8 o’clock tell to me I need cleaning the room please check out !!!!

The owner and his mother are very ill-mannered and rude, they swear at the guests and yell at them, they enter the room without asking and mess around the room
Great location, close to the city and to the sea, with easy walking. Shaded balcony is overlooking the sea. There is a small kitchen with a stove and a fridge. The room is comfortable. Everything is new, clean. Bathroom also has a balcony, where one can dry clothes after swimming. There is a supermarket nearby.
Nice, quiet and comfortable place.
What could be improved: I enjoyed a lot being far from the busy and noisy town, but this place is a bit up hill.
Nice, though, to make a bit of exercise before going to bed....
