The moment you walk in, you can tell this isn’t some cookie-cutter chain property. The owners clearly put thought into the details, and you know what? It shows in ways that actually matter when you’re trying to unwind after a day exploring Montenegro’s coast.
What I really appreciate about Villa Lutovac is how it sits in that sweet spot where you’re close enough to everything but not drowning in tourist chaos. You can actually walk to Budva’s old town without feeling like you need to plan an expedition, and honestly, that makes such a difference when you want to grab dinner or just wander around those medieval walls at sunset. The rooms aren’t huge – I mean, this is Montenegro, not Vegas – but they’re thoughtfully laid out and surprisingly quiet considering how lively Budva can get during summer nights. The air conditioning actually works (trust me, you’ll care about this in July), and the beds are comfortable enough that you won’t spend your vacation complaining about your back.

Nice hosts, the room was big enough for three people.
What could be improved: The stairs to the rooms, it should be added in the description. It can be a big problem for someone carrying a heavy baggage. Parking space. Although we paid for a private garage, the entrance of the garage was tricky and very narrow.

Good location, about 10 minutes to the sea. Nearby there are restaurants, grocery stores, fruits and vegetables shops.
It should be kept in mind that villa is located on the hill and to reach it you need to climb uphill and then up long steps. With a lot of luggage, this can be difficult. The view from the terraces is amazing, the whole city is at a glance, the mountain and the sea. The hosts are friendly and responsive, always in touch with any questions.
What could be improved: The apartment has a small kitchen where you can cook something. However, the refrigerator is very small, old and a bit broken. The furniture and walls need to be updated. But in general, this does not spoil the impression that much. This is a good choice for a vacation.

A large terrace with a view on the sea and the city. Supermarket is 2 mins away. Nice staff. A kettle, an electric stove and a fridge in the room.
What could be improved: A lot of stairs and a hill before to get to the property. The nearest socket to the bed is behind it so long wire is needed. Shower tube is small, no shelves inside, shower head works only with intense water flow. Frodge is small.
Great location and Marina and husband were so kind and helpful.
