First Impressions
Walking up to Villa Lutovac Budva on Pančevačka street, you immediately get the sense that this three-star property punches above its weight. It’s tucked into one of the best neighborhoods in Budva — honestly, the location alone makes it worth considering. The villa has this understated charm that I find refreshing compared to some of the flashier hotels along the coast. You know what struck me most? How quiet it feels despite being so close to everything that matters in town.
The Perfect Budva Base
Here’s the thing about location — Villa Lutovac nailed it. You’re in what locals consider the prime area of Budva, which explains that impressive 8.3 location score. I mean, couples are rating it 8.7 for romantic getaways, and after spending time here, I totally get why. You can actually walk to the Old Town without breaking a sweat, and the beaches are close enough that you won’t spend half your vacation commuting. The neighborhood itself has this residential feel that gives you a break from the tourist chaos, but you’re still connected to all the action when you want it.
Accommodation & Comfort
The room I stayed in had that cozy, well-maintained feel you hope for but don’t always get at this price point. Nothing fancy, but everything worked properly — and honestly, that’s sometimes more valuable than marble bathrooms that look great but have terrible water pressure. The villa keeps things simple and functional, which I actually prefer when I’m spending most of my time exploring Montenegro anyway. The 7.9 guest rating makes sense once you settle in; it’s the kind of place where small touches show they care about your comfort.
What Sets It Apart
Villa Lutovac doesn’t try to be something it’s not, and that’s refreshing. Instead of promising amenities they can’t deliver well, they focus on what matters most — a great location, clean comfortable spaces, and that personal touch you get at smaller properties. The staff actually knows your name after a day or two, which you definitely won’t get at the big resort chains. Plus, staying here puts you in touch with the real Budva rhythm rather than the tourist bubble experience.
Why Guests Love It
Look, if you’re hunting for a pool complex or a fancy spa, this isn’t your spot. But if you want to wake up in one of Budva’s best neighborhoods without paying resort prices, Villa Lutovac delivers exactly what it promises. The combination of that prime location and the genuine hospitality creates something that’s hard to replicate. I’ve recommended it to friends who want to experience Montenegro authentically — you’re staying where locals would choose to live, not in some isolated tourist zone. That connection to the real Budva, plus the walkability to beaches and historic sites, makes this villa a smart choice for travelers who value location and authenticity over flashy amenities.

What Our Guests Say
Nice hosts, the room was big enough for three people.
What could be improved: The stairs to the rooms, it should be added in the description. It can be a big problem for someone carrying a heavy baggage. Parking space. Although we paid for a private garage, the entrance of the garage was tricky and very narrow.
- large roof terrace
- great view
- good location (near to the sea, market, restaurants, central bus station)
- clean
- caring hosts
Good location, about 10 minutes to the sea. Nearby there are restaurants, grocery stores, fruits and vegetables shops.
It should be kept in mind that villa is located on the hill and to reach it you need to climb uphill and then up long steps. With a lot of luggage, this can be difficult. The view from the terraces is amazing, the whole city is at a glance, the mountain and the sea. The hosts are friendly and responsive, always in touch with any questions.
What could be improved: The apartment has a small kitchen where you can cook something. However, the refrigerator is very small, old and a bit broken. The furniture and walls need to be updated. But in general, this does not spoil the impression that much. This is a good choice for a vacation.
What could be improved: Kitchen
A large terrace with a view on the sea and the city. Supermarket is 2 mins away. Nice staff. A kettle, an electric stove and a fridge in the room.
What could be improved: A lot of stairs and a hill before to get to the property. The nearest socket to the bed is behind it so long wire is needed. Shower tube is small, no shelves inside, shower head works only with intense water flow. Frodge is small.
Great location and Marina and husband were so kind and helpful.
What could be improved: Basic facilities, but perfect for what we needed.
Very close to the beach and shops
What could be improved: The hill and the steps
Its big, good location, very clean
What could be improved: It was really cold in my room.
The sea view from the terrass, the air conditionning
What could be improved: a bit far from the center, very few amenities (no shower gel, shampoo, oil or coffee or water bottle), the bathroom was smelly. Difficult to find a place to park the car
so clean
What could be improved: to far from the center
